    • Electricity, setup required through Dominion Energy
    • Internet/cable – setup an account with Comcast Xfinity
  • Water/sewer and trash are billed monthly via our third-party billing service based on actual usage
    • Trash fee: $15/month
  • There is no gas utility; our community is fully electric

• Our apartments are prewired and set up for service from Comcast Xfinity for both internet and cable.

Deposits & Fee's

  • Pay rent online through the resident portal or mobile app
  • Use the Sinclaire resident app on iOS or Android for easy payments
  • Payment options include:
    • ACH, credit/debit card, personal check, and money order
    • Note: Convenience fees may apply to card payments

Monthly resident fees include:

  • Parking – $100–$150/month depending on space
  • Pest Control - $4/month
  • Pet Rent – $50/month per pet
  • Additional Storage – prices range from $60-$145 depending on size

• Applications are typically processed within 48–72 hours after submission.
• You can check your status anytime through the applicant portal.

Pet Management and Verification Software Used – 100% of Apartments must be verified:

All animal information for Sinclaire on Seminary is to be current on OurPetPolicy, our animal management system, to include at move-in as well as at the time of lease renewal. All animals, including Pets and Assistance Animals (animals required because of a disability), need to have all information up to date while residing on-site. All residents and prospects will be sent a link from OurPetPolicy to verify whether a pet will be residing in the home. (Everyone requires completion.) New pet owners must register their pets on OurPetPolicy before their arrival. For standard household pets, there is an annual charge of $30 for the first pet, and $23 for any subsequent pets, paid to OurPetPolicy. There is no cost for indicating that there are no animals in the unit, and there is no cost for assistance animals.

All residents must participate in the OurPetPolicy program, both at move-in and annual renewal. If you don’t have a pet, you certify that you have no pet; if you have one, you are charged the fee and must submit the required documents.
